My Unprepared speech at Maunlad/Active Bank reunion today

I was asked to deliver a speech at the Maunlad Savings/Active Bank reunion today, June 30, 2012.I should have delivered it this way

"Good afternoon everyone.

I want to thank the head of the steering committee Mr. Ramiro Modesto for inviting me here.. I met him at the wake of my late brother Sixto last May at the Holy Gardens chapel. I notice that there is lot of leadership and enthusiasm going on with the employees whom we recruited and trained some 24 years back ( I started in l977 in the Maunlad founding and left in l988, 11 years later;  that would be 24 years ago.  So excuse me if I do not remember your names anymore).  Congratulations to the steering committee for heading this successful event.

Let us give a big hand to them.

I attended this reunion vs another important reunion - the 40th year of college Ateneo l972.  This is also held today.  I am very much touched by the fact that former employees of an institution, which I thought has forgotten the efforts to organize it and make it strong, decided to get together and renew the days we were together.

I envied Harold Geneen's a revered manager and boss had a Harold Geneen's alumni association just very much like this.  I did not know that I too, we have built such a strong culture and organization that still persists today.  As the late Steve Jobs said, "Make a dent in the universe"  In a way, that is how we made a dent in the universe.

I noticed that the banner in front says, "Maunlad na, dahil active"  at the top of the credits, but at the bottom, it says Maunlad Active.  I think what is correct is  " Active, dahil may Maunlad."   There would be no great institution like Active Bank had we not started Maunlad.

Our desire to make a strong learning organization at Maunlad back then made sure the new Active Bank management had the leadership and the human resources it needed to keep going for the next decades.  With sound banking practices and top management direction, the Active Bank name would have persisted as evidenced by the enthusiastic gathering we have today.

Let us give ourselves a big hand for that.

And may I say that while we work, we have to SUCCESSFUL (Maunlad) and  PERSEVERING (active and hardworking)

On being successful:

l.  We started new ideas, progressive ideas while operating from a street corner which was a former bakery:

        l.  Monday to Sunday banking service (BDO has adopted this)

        2.  Banking hours up to 7 pm

        3.  One of the pioneers in housing loan.  At the start of NHMFC housing program, Maunlad Savings rose to prominence for having generated l00 million housings loans at once.

        4.  The first in NOW account operation.  Metrobank, the servicing bank referred other SLA and rural banks to us for pioneering (Maunlad ) work on NOW (Negotiable Order of Withdrawal)

         5.  We encouraged our people to be a success;  we bought expensive programs on self mastery

         6.  We made a dent in the progress of Angono;  its successful lending programs to entrepreneurs transformed Angono from an agricultural to residential commercial hub;  even surpassing much bigger municipalities (Taytay and Binangonan).  It was our way of making a dent in the universe.

We helped communities;  we helped build communities;  we helped communities become successful (Maunlad) in the true spirit of the word.  And I pray that the idea lives on and continues....

On being active:

The secret of being successful is hardwork, hardwork. hardwork.

And lastly, the  Maunlad/Active succession deserves a mention of an old but green joke.  Anyway, we came from a green themed bank, and we are all mature.

Three captured generals were to given by General Yamashita who gave a challenge to the generals that if the total measurement of their genitals reached l0 inches, they would be set free.  And so they were measured.  One came up with 5 inches, the next 4 inches, and then Gen. Romulo whose organ measured l inch.  The two 4 and 5 boasted that it was due to their organ length that they were freed.  But General Romulo commented:   "We were lucky;  (for the l inch) because it became erect."

Thus we have active because there was Maunlad.  The small Maunlad stood up;  "tumindig";  it stood erect. Maunlad savings stood tall and I am proud of that as you are now.  Hence this assembly...

I was invited to attend the 2nd grand reunion of Maunlad -Active bank held at Rublou complex at Brookside today June 30, 2012.  It was in conflict with one of my pressing activities -  visiting Sandy Javier's place in Batangas.  I had to personally visit the AGSB dean to ask for an excuse.   He used to be the chairman of Maunlad, and some of the staff work with AMA bank now, where he is a director.

About 50 attended:  l/3 from Maunlad Savings and 2/3 from Active Bank.

The chair for the activities is Ramir Modesto, who now works as a Manager in Allied Bank Rosario, Pasig.  And the founding chair is Ms. Vicky Perez Ubaldo.

I heard many success stories from former employees of Maunlad:  some became lawyers, entrepreneurs, and even dean of URS

The program consisted of singing of National Anthem, prayer, raffle, partaking of lunch, games, flashback of the past of Maunlad/Active.

I was asked to do an impromptu speech.  I used to be GM EVP of Maunlad since l977 its founding up to l988 when I left or ll years.  At the time we sold and I resigned;  it consisted of 3 branches, I head office and resources of  nearly l00 million.  All coming from practically nothing.  That is what you call entrepreneurship.

Grameen Bank Special Report

Seniors are ineligible for loan as principals

Many are probably wondering why loan applications of seniors are reprocessed.  The younger generation (those with income) are asked to sign in as principal, and the senior, the Holy Gardens plot owner are asked to sign as the co-signor, co-signing with the collateral.

Why?

For practical reasons:   the young ones would have the income to repay the loan;   the seniors are hovering on immortality, and we all know that end of life extinguishes all liability including this proposed indebtedness.  Besides, legally, the capacity to incur obligations ends at 60.

Microfinance repayment record is high

A new face is joining us at Majorem.  She came from a microfinance institution that is affiliated with Grameen bank.

She said that the repayment record of microfinance borrower is rather high -  nearly l00%.  The reason she said, is the co -signer/surety scheme.

And the collection effort of everyone.  No one goes home unless his/her account pays.

Receipt of loan proceeds must be acknowledged.

In the celebrated Maunlad Savings vs. Nubla, the lower courts and the upper court ruled and upheld that Nubla did not have loan obligation with the bank (Maunlad Savings) despite the presence of other loan docuiments:   loan agreement, loan release sheet, (the voucher) and promissory note because the bank failed to  document the most important aspect of the loan -  receipt of the loan proceed.

Nubla instructed the bank to assign/pay directly an obligor the loan proceeds.  The bank failed to make Nubla acknowledge that in fact the assignment was a receipt of the loan proceeds.

In the absence of such an acknowledgement or proof of receipt, Nubla maintained that he never received the loan and was not going to pay for it.

The courts ruled in his favor.   What a neat way of fooling people, and/or making a living, and the court simply love him/it.

Post dated check

Do not be lulled into lending against post dated checks.  Some reminders if you do:

l.  Be sure that the issuer of the check is the one borrowing from you.  If not, be sure he endorses (signs the check at the back)  But that is a shaky proposition for you.

2.  At all cost do not accept second endorsement check.  If anything happens, you are the holder in due course and you are  one liable, not the issuer  (If the check is fake you suffer the loss)

3.  Negotiate the PDC on the due date, do not accept request for extension or redeposit.  If you do not, the pdc cannot be filed as criminal offense under BP 22.

4.  Demand promptly or notify promptly the issuer of PDC;  if you neglect....

The best thing is do not allow credit with PDC

l.  To be clean:  maging malinis (in our bodies, and spirituality)   hindi magmamalinismalinisan (being pretenders or hypocrites)

2.  The family that stays together, prays together;   Never quarrel in front of the meal (the symbol of the Holy Eucharist.

3..When we are fed, we make sure that we feed others too (physically and spiritually)  It is our obligation to be a blessing to other.  Being fed does not end there. The poor in food and spirituality can not feed themselves;  somebody must feed them.  And we who have been fed has that obligation.





Lending to friends and relatives by a private person

Almost all are not competent to lend. especially to friends and relatives.  Most borrowings from them are intended to be doleouts.  If you are to lend:  please remember the following:

l.  A postdated check is not a collateral.  If you must sue on a PDC under BP 22, you must spend fortunes on the legal proceedings.

2.  If you must lend substantial amount you must have a security/bond for the loan:

        l.  A loan agreement;

        2.  A collateral agreement:   mortgage, chattel mortgage, sale with repurchase agreement, bond agreement, insurance, deed of assignment.

       3.  A Promissory note.  NO PN, NO LOAN.

       4.  Acknowledgement receipt, OR of the loan proceeds, no ar, no proof of loan.  Please remember these important points. or else....

Set aside amounts for:

l.  Food

2.  Transportation

3.  Utilities:   water, electricity, phone, internet

4.  Clothing

5. Children's pabaon.

If you do not have PC or access to the website, do this:

Use several envelopes properly marked.  List down the amounts taken and details as you spend them and list down the balances.  Do not malverse the funds...

Now there are expenses that do not normally spend for:  repairs, for medicine and medication.  Set this aside and deposit in the bank so that in due time, you have enough funds to see you through in an emergency.

Savings -  Pay Yourself First.

Give yourself a pay from your pay envelope say Pl00.00 or P200.00 whatever is convenient for you.

That will be your savings

Troubled Rural Banks?

                         

A neighbor approached me this afternoon clarifying a news over the radio saying that there are troubled rural bank sin Bulacan, Laguna, and lastly in Rizal.  In Rizal, the bank mentioned was the rural bank in my hometown.  My third job was managing that rural bank which I helped double the deposit and Net Income for a one year period through sheer marketing effort and expansion of the lending program involving food, rice and other agri products and participating in the tipid movement.  of then CBP.

The question that was raised in the radio program, according to my neighbor is:  "What is wrong with rural banks that many of them fail?"

I thought that there are no more troubled rural banks and that their network has been increased, strengthened and management capacity expanded by BSP.

 


I hope that hearsay news is incorrect.

A friend of my wife is worried that she is so generous, that she lends money (albeit small amounts only) to anybody, and everybody who comes)

So my wife asked:   can you lend me P5,000.00?

Oh yes.  However may I remind you that those who did not pay me have died.  ( by divine causes or other causes)

Will you borrow from her? or from me and not pay?

Former US Republican presidential candidate Michelle Bachmann receives the Sovereign Man dumbest person of the week award for obtaining... then almost immediately renouncing... Swiss citizenship. I'll explain:

Bachmann's husband is a Swiss national; they've been married since 1978, and as a result, Bachmann eventually became qualified for Swiss citizenship as well.

She recently received confirmation of her citizenship from the Swiss authorities, a fact that was reported in some mainstream media outlets. Bachmann was subsequently criticized by her political opponents for engaging in such 'un-American' activities.

[This is a bizarre assertion, by the way, as the country was built on dual nationals...]

And so, just two days after the story broke, Bachmann renounced her Swiss citizenship yesterday, announcing that she is a "proud American citizen."

This is, by far, one of the dumbest things that somebody could do. It's possible to both be a proud citizen AND have a backup plan. Patriotism doesn't mean blindly going all in.

Having a second passport provides a great deal of opportunities, from new banking and financial relationships to a having a fallback option for another place to live.

It's like an insurance policy... something that you many never 'need', but you'll be incredibly thankful you have in case you ever do.

And as citizenship is often conferred generationally, your progeny will also be able to enjoy the benefits. In this way, it's like having an insurance policy for all of your future descendants. Not a bad deal.

A Swiss passport is definitely one of the best. You can travel almost anywhere visa-free. It's a great place to have the option to live some day. The economy is actually functional. Oh, and there are no men in caves plotting to kill the Swiss.

Obtaining Swiss nationality, though, requires a great deal of time and patience; it takes well over a decade to qualify, apply, and receive citizenship, and slightly less time if you're married to a Swiss national.

Only a handful of people are lucky enough to become naturalized Swiss citizens, and giving it up is like throwing away a winning lottery ticket...

Ironically, after her political tenure is over and Congress has managed to finally finish off the US economy, Bachmann may, having renounced Swiss citizenship, find herself one day trapped in the environment of financial repression, capital controls, and steep inflation that was created by the government she once served.

The rest of us don't have to end up this way.

For millennia, governments on the slide have resorted to plundering their citizens in order to maintain the status quo and keep the party going a little while longer.

History is full of examples, from the Roman Empire (which resorted to direct confiscation of people's agricultural stock) to the Greek government of today (which is now simply nationalizing people's bank accounts in its sole discretion).

The folks who stick around waving the flag and bombastically proclaiming their patriotism just end up getting abused. Thinking, creative people have a plan B.

Today this means taking steps to diversify internationally, including obtaining a second passport.

Now, I put boots on the ground all over the world. Just in the last two months, for example, I've been to 14+ countries from Venezuela to Thailand to Canada to Peru.

In each of these places, I'm constantly looking for the best opportunities-- lifestyle, investment, business, employment, banking, medical, personal, etc.

Residency and citizenship is high on my list... and what I can say is that it's definitely getting harder by the day. Governments are starting to realize that a passport is one of the scarcest resources in the world, and as things continue to get a bit crazy, demand is growing.

Scarce supply, rising demand; we all know what this means. Bottom line, it's getting harder:

- St. Kitts, generally considered a foolproof economic citizenship program, recently raised their already high price for obtaining nationality.

- In Uruguay, the standards are now very strict, and the government wants you to really prove your value to Uruguayan society. They've even hired a special team to go around the country to check on your physical residency.

- In Singapore, the flood of EmployeePass applications has made the government reconsider this residency program after having already discontinued the high net worth Financial Investor Scheme.

- For residency and citizenship in Paraguay, the government keeps modifying the procedures for application, and it's taking much, much longer than it used to.

There are a lot more examples, but its true: obtaining foreign residency and getting naturalized is really getting harder.

Nobody else is going to tell you this. In fact, the plethora of idiots running around 'selling' passport services who have no earthly idea what they're talking about is only spreading misinformation and making matters worse.

In reality, there are still some high quality options available, several of which I will review at the end of this month on our SMC members-only teleconference.

To give you an example, Brazil and Chile are both excellent, off the radar choices. But you really need to have the right support, someone who actually knows what s/he is doing.

The biggest lesson is-- do not procrastinate. The sooner you get started, the sooner you'll be grandfathered in under the old rules. The longer you wait, the higher the likelihood that an option won't be available any longer.

Just the other day, I was listening to a recording of a speech by Joe Sugarman* and Joe said, "One good path to success is to learn all the proven rules and meticulously follow them.

Another path is to occasionally break all the rules, because breakthroughs come only from breaking rules."  Resonates with me; as you know, I wrote a whole book based on breaking rules.

On one hand, I'm cautious about innovation; pioneers usually come home full of arrow; it's often costly and time consuming...and I am always much more interested in "what works" than a new idea.
 
However, as Joe said, OCCASIONALLY, or I might say, at carefully chosen time, you have no alternative but to be the pioneer in order to move forward and in order to stand out from the crowd. It is, of course, the minority of times that you successfully innovate that you get noticed for, not the majority of times you successfully follow an already plowed path.

Just as an example, when I was getting started in the speaking business, everybody seemed to operate under the policy of billing clients for fees and expenses after their engagements (anything else was viewed as impolite and unprofessional), and most speakers who sold product from the platform sort of begged the clients for permission, and often sacrificed that opportunity.

Very early on, I determined that being in the banking and collections business did not serve my purposes very well at all – nor did speaking only for wages. So I insisted on a 50% fee deposit to take a date off the calendar, balance and travel expenses paid on 
site at the speech, and I refused dates where I could not also offer my materials.

At the time, peers criticized me; told companies would never accept such terms; and called 'unethical' by agents and bureaus. Today, my payment policies are the norm in the profession.

Another example: at a time when every vendor in a particular niche was offering only very expensive services requiring long-term contracts, I copied their marketing method but used it to sell a substitute product at a very small price (and quickly took in a couple million dollars) – I was convinced they were idiotically leaving a lot of motived but unsatisfied customers behind by not offering a low price option.

An interesting survey of selected, successful, profitable large corporations turned up 74% that said they'd achieve their first big success with either a unique product or a distinctive way of doing business, although this breakthrough may not have come along until they had been in business for many years. Note the word: first.

I also know many companies that are able to subsequently build on that first breakthrough more conservatively, to grow and stabilize their businesses.

The bottom-line, I guess, is that you gotta gamble. You try to gamble only when you must OR when circumstances look so favorable that it is irresistible, but you gotta gamble.

Working in an office typically involves spending a great deal of time sitting in an office chair or typing on a keyboard. Both can be bad for your body. Try using an ergonomic chair and an ergonomic keyboard to relieve stress on your back and your fingers.

Have you ever thought about how you would like to be remembered when you leave this earth? Does something specific come to your mind – like "to be known for helping other people", or "to leave a trust fund for my family so that any child in my family can go to college if they want to". It is great to have a purpose that is bigger than you, and that can last beyond your lifetime. When you have a bigger purpose, it makes it easier to get through some of life's challenges.  And if you take baby steps each day or each month towards achieving that bigger purpose, you will also get so much closer to making it happen.
